Self-Adhesive vs Mastic-Fixed DPC: Which to Use and How

This guide is for the bricklayer, site manager or specifier who has already chosen a DPC material and now has to decide how to fix it: loose-laid and bedded with mastic-sealed laps, or self-adhesive peel-and-stick. Get the fixing method wrong and even a top-grade membrane will slip, lift or leak at the lap. Below we cover when each method is right, how to detail the laps and upstands, and exactly what to order.

The two fixing methods, in plain terms

Loose-laid + mastic-bonded laps. The DPC is bedded in fresh mortar and held in place by the weight of the masonry above. Continuity along the run comes from lapping the membrane and sealing those laps — with DPC mastic on bitumen and pitch-polymer types, or a compatible tape. It is the cheapest option per metre and the default for standard horizontal runs. The mastic's job is to seal the joint, not to hold the membrane down.

Self-adhesive (peel-and-stick). A factory-applied adhesive layer sits behind a release liner. Peel the liner, press the membrane to a clean, dry substrate and it bonds instantly to concrete, steel or masonry — no primer needed on sound, clean surfaces. It costs more per metre but saves labour and, crucially, won't slump on a vertical or inclined face. That makes it the reliable choice wherever you can't rely on gravity and compression to keep the membrane put.

When to use loose-laid + mastic

Use it for horizontal bedded runs: the classic DPC around 150mm above ground, a DPC under a ground-bearing slab, or a cavity tray sole that sits flat. Here the membrane lies in the mortar bed under the load of the course above, so it isn't going anywhere. All the mastic has to do is seal the laps and stop-ends so water can't track through.

Detailing the laps

  • Overlap generously. The accepted rule of thumb is a lap at least equal to the width of the DPC and never less than 100mm — confirm the exact figure against current NHBC Standards, BS 8215 and the membrane datasheet for the product you're running.
  • Bitumen and pitch-polymer DPC (e.g. Hyload Original DPC): run a continuous bead of Hyload DPC Mastic 400ml between the laps with a mastic / sealant gun and press. For more demanding or gas-resistant joints, use Visqueen Zedex double-sided butyl tape.
  • Polyethylene DPC is the exception. Mastic won't reliably bond to polyethylene DPC — it's a low-surface-energy plastic. Form a generous double lap or seal it with a compatible double-sided tape instead.

When to use self-adhesive DPC

Reach for self-adhesive on any vertical or inclined detail where a loose membrane would slump, sag or peel away before the masonry catches it:

  • Cavity-tray upstands lapped up the inner leaf
  • Parapet and coping DPCs
  • Stepped and raking abutment trays
  • Window and door jamb / reveal DPCs
  • Tanking starters, basement and radon details below ground

How to fix it right

  • Prep the substrate. Both methods want a sound, clean surface. Self-adhesive is unforgiving of dust and damp — brush off, and let fresh concrete cure before you stick to it. On friable or contaminated surfaces, prime or make good per the datasheet.
  • Mechanical backup for loose upstands. Where a loose-laid DPC or cavity tray has to be held vertical against the inner leaf before the outer skin is built, nail an IKO Hyload DPC fixing strip to the blockwork, and use Xmas-tree DPC fixing pins to pin insulated DPC or insulation back. Roughly 450mm centres is a common starting point — always confirm against the manufacturer's fixing detail.
  • Mastic technique. Continuous bead, no gaps, press the full width of the lap, then tool off any squeeze-out.
  • Self-adhesive technique. Peel a short length of liner, align the sheet, then draw the liner back as you press to avoid trapping air. Roller the laps down firmly.

Which should you buy?

  • Standard horizontal bedded runpolyethylene DPC (or pitch-polymer) plus Hyload DPC Mastic and a gun. Cheapest per metre and proven.

FAQ

What adhesive do you use to bond DPC?

For bitumen and pitch-polymer membranes, a purpose-made DPC mastic (synthetic-rubber based) applied to the laps — Hyload DPC Mastic is the common choice. Self-adhesive DPC needs no separate adhesive; the bond is factory-applied. Polyethylene DPC is best sealed with a compatible tape or a generous double lap rather than mastic.

How do you fix DPC to a vertical wall?

Self-adhesive DPC is the simplest — it grips masonry, concrete or steel directly. If you're using a loose-laid membrane on a vertical face, fix it mechanically with DPC fixing strips nailed to the inner leaf and Xmas-tree pins, at roughly 450mm centres as a starting point (confirm against the manufacturer's fixing detail), and seal the laps with mastic.

Can you use mastic on polyethylene DPC?

Not reliably. Polyethylene is a low-surface-energy plastic that most mastics struggle to bond to. Use a generous double lap or a compatible double-sided tape to maintain continuity instead.

How much should DPC laps overlap?
